The global pandemic has affected all areas of our lives. In the construction industry, projects have been delayed or even canceled. But a number of developments still plan to open in 2021.
Now News Group selected eight developments in the Milwaukee suburbs that are scheduled to be completed this year. The projects highlight the variety of development happening throughout suburban Milwaukee: apartments, condominiums, a hotel, hospitals. The list is not comprehensive.
Franklin
The Mandel Group’s Velo Village Apartments development comprises five, 53-unit residential buildings for a total of 265 apartment homes at 7235 S. Ballpark Drive, Franklin. The residential neighborhood is part of Franklin’s 200-acre Ballpark Commons entertainment and sports district.
Velo Village’s first building opened in November 2020; the project is expected to be fully open and completed by this summer. On the 24-acre site, residents have access to a community pool and a grilling patio and deck.
A clubhouse for residents includes offices for onsite leasing and property management associates, as well as a clubroom, kitchen, fitness center, pet spa and co-working spaces.
Glendale
Glendale will soon get a Hampton Inn at 7065 N. Port Washington Road. The 90-room Hampton Inn will be the third hotel built by Odyssey Hotels CEO Rachit Dhingra at the northwestern corner of Port Washington and Green Tree roads.
Dhingra began revitalizing that area a number of years ago and so far in the area has built a PNC Bank, Fairfield Inn and Residence Inn, which is an extended-stay Marriott hotel.
Dhingra said the Hampton Inn was completed at the end of 2020, but it didn’t open immediately because of the coronavirus pandemic. An opening date is now scheduled for early March.
The area Dhingra has revitalized has about an acre of land left, between PNC and the Hampton Inn. Dhingra said he is seeking a joint venture partner for a possible micro brewery and restaurant for that land.
Menomonee Falls
Construction is underway at all three of Ascension Wisconsin’s small-scale hospital sites. The hospitals, which will be in Waukesha, Menomonee Falls and Greenfield, are about 32,000 square feet each and will provide emergency services and inpatient beds.
The Menomonee Falls location will feature a 33,000-square-foot two-story building at N88 W14167 Main St. The exterior construction is complete, while interior work is underway.
The Waukesha location, 2325 Fox Run Boulevard, was previously home to a Sentry store. Sentry closed in January 2020 and was later demolished.
“We know that having convenient access to care is a priority for our patients and their families,” said Blake Estes, vice president, ambulatory and imaging services for Ascension Wisconsin. “The new Ascension Wisconsin Hospital provides an innovative way to integrate inpatient and outpatient services while keeping care close to home. We look forward to making healthcare more accessible for the communities we’re privileged to serve.”
The Greenfield hospital is at 4935 S. 76th St. That location will offer Premier Radiology outpatient diagnostic imaging facility, cardiology and electrophysiology.
All three have tentative opening dates of late 2021. Each site is expected to create 50 to 70 jobs, Estes said.
Mukwonago
ProHealth Care’s hospital in Mukwonago began construction in February 2019, but the development took a pause in April 2020 as the company focused on the challenges presented by the pandemic.
A new main entrance with a welcoming glass facade, a new lobby and main corridor opened in December 2019.
In January, ProHealth announced it would resume construction at the site, 240 Maple Ave. The company said the work that remains includes completion of inpatient rooms, surgical areas and a full-service kitchen and dining area, as well as installation of equipment.
The hospital, which is scheduled to be open late this year or early 2022, is expected to add about 100 new jobs in the community.
Okauchee
The Waters at Okauchee Lake is a 10-unit condominium development slated to be completed around the end of the year. Located at N52 W35002 Lake Drive., the property was home to several restaurants over the years, including Point Comfort and Le Rendez-vous At the Point.
Each unit comes with boat slip, according to Peter Renner of Renner Architects. The property has 350 feet of frontage on Okauchee Lake and will include a tunnel from the main building to the boathouse for unit owners to use.
There will be one one-bedoom unit, three two-bedroom units and six three-bedroom units. Prices for nine of the units range from $850,000 to $1.35 million. The one-bedroom unit, listed at $350,000, has already been sold.
South Milwaukee
The Bucyrus Club is making a comeback in June. In January, South Milwaukee received a $250,000 grant for the $4 million revitalization project. The city already received a $2 million gift from the Bucyrus Foundation, $1.5 million of which is to go toward renovating the property at 1919 12th Ave.
The remaining $500,000 will go toward developing a .75-acre city-owned public space at at 11th and Madison avenues.
In February 2020, South Milwaukee purchased the property, which had sat vacant for more than five years with water damage.
Once completed, the Bucyrus Club will include a banquet facility operated by Skyline Catering. Skyline plans to host everything from smaller gatherings to wedding receptions and corporate events of more than 400 people in the space.
According to bucyrusclub.com, the new venue was designed by Zimmerman Architect Studios and will focus on the industrial era of 1920, which was when the Bucyrus Club first opened.
Wauwatosa
This summer, the Mandel Group’s Crescent Apartments are slated to open at 10430 W. Innovation Drive. Part of the Milwaukee County Research Park, the development will include 102 contemporary apartments that are designed with spacious room sizes, plenty of storage and closet space, eat-in kitchens and oversized windows.
Adjacent to Crescent is the mixed-use landmark M10 Powerhouse. Mandel is restoring the exterior and interior historic features of the one-story former powerhouse. Also close by will be Vita Fitness and Physical Therapy and Ally’s Powerhouse Cafe.
Both plan to open in the summer.
West Allis
Granite Hills Hospital, a 120-bed facility at 1706 S. 68th St., is on track to open in September. Owned and operated by Universal Health Services, Granite Hills will address the growing demand for mental health services.
The 83,000-square-foot behavioral health hospital will feature five distinct 24-bed units, including three 24-bed adult units, a dedicated adolescent unit and a specialized older adult unit.
The $33 million project will also provide intensive day programs and outpatient care and serve patients within a 60-mile radius.
Patient rooms will be equipped with state-of-the-art safety features that facilitate healing and compassionate care, according to UHS.
The hospital will have an indoor gymnasium; therapeutic environments that incorporate calming color tones, wall decor and natural light throughout the building design; and safe outdoor wellness courtyards for recreation.
